Deficient TOC - Table of contents incorrectly programmed in a template

I have two problems with my table of contents. I started with one of Designrr's Templates.
1) There is a time lag of two pages. So the pages listed in the TOC are wrong. (This is not because the pages preceding Chapter 1 are of the wrong type. They are indeed COVER and TOC.)
2) The links in TOC don't always work, although they are there. So the reader is not “transported” to the chapter he is clicking on.
I communicated with technical support at least 4 times via CHAT without anyone finding a solution.
I deleted and reintegrated a TOC several times (which would have been the easy solution), without success for the 2 problems mentioned above.
I am EXTREMELY disappointed with the time lost. I can't publish a book with poor OCD and ask people to pay. It doesn't look professional at all!
Designrr should not provide access to Templates that don't work 100%.
I am still waiting for a solution from technical support. I sent them the name of the document in question at their request... Time flies... Revenues also... :(
